公司概述

Healthpeak Properties, Inc. operates as a Standard & Poor's 500 company dedicated to owning, operating, and developing high-quality real estate assets specifically focused on healthcare discovery and delivery within the United States. The firm is organized as an umbrella partnership REIT and functions within the Real Estate sector, specifically targeting the REIT - Healthcare Facilities industry, which implies a specialized investment vehicle providing real estate services to healthcare providers. This entity employs a workforce of 411 individuals and holds a total market capitalization of $11.60B, while reporting annual revenue (TTM) of $2.82B. The scale indicated by these figures, particularly a market cap exceeding $11 billion, suggests the company maintains a substantial presence in the specialized healthcare real estate market, supported by a diversified portfolio that underpins its status as a large-cap entity in the REIT sector.

财务健康

The company reported a trailing twelve-month revenue of $2.82B with a net income of $70.51M and an EBITDA of $1.56B, where the significant disparity between the revenue figure and the net income reveals a cost structure heavily influenced by the operating expenses and interest costs inherent to a leveraged real estate model. The firm generated free cash flow of $1.16B, which provides a robust buffer for debt servicing, capital expenditures, and potential future acquisitions, thereby ensuring a high degree of financial flexibility for management. Regarding profitability margins, the gross margin stands at 60.0%, indicating a substantial portion of revenue retained after direct costs, while the operating margin of 20.1% reflects efficiency in core business operations before interest and taxes. However, the profit margin is 2.5%, which, when combined with the return on equity of 1.2% and return on assets of 1.7%, indicates that the company's equity and asset base generate relatively modest returns relative to its capitalization. Liquidity and leverage analysis shows the company holds $473.08M in cash against total debt of $10.14B, resulting in a debt-to-equity ratio of 122.18 that characterizes a highly leveraged balance sheet typical for REITs. The current ratio is 1.22, suggesting that while the company possesses sufficient current assets to cover short-term liabilities, the margin of safety is relatively narrow.

估值评估

Valuation metrics indicate a trailing P/E ratio of 166.90 compared to a forward P/E of 83.45, implying that the market currently prices in significant future earnings growth or that current earnings are temporarily suppressed by non-recurring items or one-time charges. The price-to-book ratio is 1.55, which suggests the market values the company at a premium of 55% over its tangible book value, reflecting confidence in the quality and income-generating potential of its underlying healthcare properties. Alternative valuation measures such as the price-to-sales ratio of 4.11 and an EV/EBITDA of 14.19 provide additional context, showing that the company trades at a multiple of its sales that is elevated relative to many traditional real estate peers. The stock price has fluctuated between a 52-week low of $15.71 and a 52-week high of $19.68, with the current trading position situated at a specific point within this historical range that reflects recent market sentiment. With a beta of 1.08, the stock exhibits volatility that is slightly higher than the broader market, indicating that price movements will likely be amplified during periods of market stress or gain.

Growth & Income

Growth metrics show a revenue growth rate of 3.1% year-over-year contrasted with an earnings growth rate of 2448.4%, indicating that earnings are expanding at an exceptionally faster pace than revenue, likely driven by a one-time adjustment in net income rather than a fundamental scaling of operations. As a dividend payer, the company offers a dividend yield of 7.3% with a payout ratio of 1220.0%, which represents a level of distribution that is mathematically unsustainable based on reported net income and suggests the dividend is supported by cash flow and capital recycling rather than earnings. Given the payout ratio exceeding 100%, the dividend cannot be sustained solely by current earnings, meaning the company must rely on free cash flow and asset sales to maintain the yield, rather than reinvesting earnings into growth in the traditional sense. The overall growth and income profile is characterized by moderate top-line expansion and a very high yield that requires careful monitoring of cash flow sustainability given the aggressive payout ratio.
